Shailesh V. Haribhakti

Chairman of the Board

Five decades in the boardroom. Over 100 boards. Now chairing ours.

Shailesh V. Haribhakti chairs the Vantrock board. He has spent more than five decades advising boards, institutions and regulators on governance, and has served on the boards of over 100 organisations across financial services, technology, infrastructure, education and clean energy — among them Adani Power, TVS Motor, Swiggy, Bajaj Electricals, Protean e-Gov Technologies,
Continuum Green Energy and a Brookfield REIT.

He topped the country in the ISC examination in 1971, studied at Sydenham College and Lala Lajpat Rai College, and was a Chartered Accountant and Cost Accountant by twenty-two. At Arthur Young & Co. in Chicago he became India’s first Certified Internal Auditor. He grew his own firm two-thousand-fold, chaired the global accounting networks BDO, Baker Tilly and Moores
Rowland, chaired the NPS Trust constituted by the PFRDA, taught at IIM Ahmedabad, and served on SEBI’s Committee on Disclosures and Accounting Standards and the IASB’s Standards Advisory Council.

In 2018, past sixty, he taught himself physics, chemistry and biology in order to understand exponential technologies properly — and has since become one of India’s foremost voices on ESG, Integrated Reporting and the application of AI inside organisations. He has co-authored books on governance, technology and sustainability, holds an honorary Doctor of Letters from ITM University, and works to a stated mission of improving governance across five thousand boards worldwide.

At Vantrock — he chairs a platform intending to be permanent, and his philosophy of Vasudhaiva Kutumbakam — the world is one family — is the older name for what we call Dharmic Stewardship. He is not an ornament on the letterhead; he is the standard the board is held to.

Anshul Singhal founded Vantrock and runs it as Managing Director. Across 21 years he has originated, built, managed and exited ₹14,250 crore (USD 1.5 billion+) of institutional real assets — 2,000+ acres, 50 million+ sq ft delivered (30 million+ as principal developer, 20 million+ as EPC contractor), 100+ MW of solar, and zero litigation across all of it.

He has been a founding CEO three times. At 25, JSW Severfield Structures — the structural-steel joint venture between the JSW Group and the UK’s Severfield Rowen — where his first act was to commission India’s most advanced fabrication plant, and from it deliver 40+ EPC projects including the Reliance Jio HQ (1.2 million sq ft in 48 weeks), Godrej Heavy Engineering at Dahej, NTPC power plants and airport ATC towers.

At 31, Embassy Industrial Parks — the Warburg Pincus-backed platform with which he entered warehousing in 2014, pre-GST, when the sector had one other organised player and no data to underwrite against — scaled to roughly 17 million sq ft pan-India and acquired by Blackstone for approximately ₹5,250 crore, the sector’s largest logistics exit to date. At 36, Welspun One, co-founded and taken from zero to roughly USD 1 billion of AUM in six years on India’s first domestic warehousing AIF, across two SEBI Category-II funds, 1,000+ investors, two exits and a clean succession — much of it built through COVID, almost entirely online, while signing a million-square-foot lease and breaking ground at Bhiwandi.

What he built still sets benchmarks: India’s largest single-location Grade-A park at JNPA, India’s tallest warehouse in Thane, India’s largest Delhivery sort centre at Bhiwandi, two World Trade Centers in Mumbai. Close to 30 million sq ft cleared through approvals across six markets, without a single failed approval.

He studied at Georgia College, USA, and is currently on Harvard Business School’s Owner/President Management programme. He chairs the ASSOCHAM National Council for Logistics & Warehousing and is a past Chairperson of the CII Warehousing National Network.

India’s land law, learnt the hard way — over twenty years and thousands of acres.

Sachit Mathur is Vantrock’s General Counsel and a member of the board. He is Founding & Managing Partner of Emerald Law Offices, a ten-partner firm across New Delhi and Bengaluru, and one of India’s most sought-after real estate and infrastructure lawyers. Over more than twenty years he has advised developers, institutional investors, funds and multinationals across the full lifecycle of a project — acquisitions, joint ventures, development structuring, leasing, construction contracts, fund raising and disputes.

In the last eighteen months alone, his team has acted on DLF’s 29-acre Gurugram acquisition and its SARFAESI enforcement, unlocking 7.5 million sq ft of development potential; Godrej Properties’ 7.5-acre HSVP e-auction purchase and its Noida land acquisitions; Birla Estates’ joint ventures on NH8 and in South Delhi; and Welspun One’s 120-acre industrial park JV in Chennai alongside its warehousing acquisition in Nuh.

He works the same ground in energy: title and regulatory mandates covering more than 3,000 acres for ReNew Power in Rajasthan, over 3,000 acres across Rajasthan and Karnataka plus more than 75 wind sites in Gujarat for O2 Power, and 600+ acres for Juniper Green in Maharashtra. Before founding Emerald he spent more than fifteen years as a Partner at Luthra & Luthra. He is recognised by Chambers & Partners, Legal 500, IFLR1000 and Asia Law, and holds a B.Com (Hons) and an LL.B. from Delhi University.

At Vantrock — he sits inside the company rather than on a panel of advisers, so title, structure and regulatory risk get resolved before a term sheet is signed, not after. He has also done the two things Vantrock does at once — industrial land and renewable-energy land, at scale, across the same states we build in.

Vinayak G. Thorat

Director & Principal Architect

Twenty-five years turning industrial ambition into buildings that hold up.

Vinayak G. Thorat is Vantrock’s Principal Architect and a member of the board. He is Director–Architect and Head of the West and North Region at Venkataramanan Associates, where he built the firm’s western design studio from scratch, and brings more than 25 years delivering large-scale, technically complex developments across India — industrial and logistics parks, manufacturing facilities, data centres, research laboratories, information technology facilities, institutional campuses and mixed-use developments, for leading Indian and multinational organisations.

He graduated from Pune University and holds a Master’s in Building Engineering and Management from the School of Planning and Architecture, New Delhi — ranking first in both programmes. His portfolio includes award-winning buildings delivered to LEED and IGBC standards.

At Vantrock — the asset classes India is now racing toward — data centres, advanced manufacturing and research facilities — are ones he has already designed and delivered. Vantrock does not have to learn them on a live site.

Yash Gupta brings an institutional investor’s discipline to how Vantrock underwrites. He is Founder and Managing Partner of YGR, the real estate investment, development and advisory platform he established in 2018, and co-founder of Blue Sky Ventures, South Asia’s first real estate and construction technology fund.

From 2006 to 2017 he established and led Hines India as Senior Managing Director and Country Head, growing it from the ground up and leaving behind a platform regarded as one of the best international investors, developers and managers in the country. He oversaw more than USD 1 billion of assets under management, raised over USD 800 million of institutional capital, and developed and managed more than 6 million sq ft of office and residential real estate.

Earlier he was CEO of Silverglades, ran his family’s manufacturing business, Doorvani Cables, and spent five years with McKinsey & Company in New York and New Delhi and two with PricewaterhouseCoopers in Chicago. He holds an MBA from Harvard Business School and a BS in Industrial Management from Carnegie Mellon University.

At Vantrock — he has sat on the other side of the table, deploying foreign institutional capital into Indian real estate for a decade, which means he asks our deals the questions our investors will ask before they get the chance to.

Chief Executive Officer, Vantrock Intelligence

Yale, Harvard, and two decades of building things that scale. Now building our brain.

Nowshad Rizwanullah leads Vantrock Intelligence, the AI-native operating layer — the platform’s brain. A technology entrepreneur and business leader, he brings more than two decades across startups, investing, technology and corporate strategy in global markets. He co-founded and led MissMalini Entertainment through its growth and acquisition, and has held roles at InMobi, Nomura and Mahindra & Mahindra. He holds a BA from Yale University and an MBA from Harvard Business School.

His brief is not software for a real asset business. It is the technology, systems and operating models that decide how one runs — from investment decision-making through development to long-term asset management.

At Vantrock — he has built a company and sold it, priced assets from the investing side, and worked inside global technology at scale. That combination is why the intelligence layer is being designed by someone who understands the business it serves, not bought from someone who doesn’t.

Hardik Patel

Vice President, Investments

₹9,000 crore of assets managed. HSBC before that. He does the maths that decides.

Hardik Patel sits on Vantrock’s Investments team, working across underwriting, financial modelling, due diligence, deal structuring and the Investment Committee process. He brings over eight years across real estate investments and investment banking.

He spent three and a half years at Welspun One Logistics Parks, most recently as General Manager, evaluating brownfield and greenfield opportunities, working on transactions exceeding ₹1,000 crore and managing a portfolio valued at over ₹9,000 crore — more than seven million sq ft of assets across India. Earlier he spent four and a half years in HSBC’s Investment Banking division on leveraged buyout and M&A transactions for leading global private equity firms across technology, consumer, building materials and real estate.

He holds an MBA in Finance from SIBM Pune and a bachelor’s degree in Mechanical Engineering, and has passed Level II of the CFA Program.

At Vantrock — he is an engineer who became an investment banker who became a real estate investor, so he reads the building and the model as one thing. Underwriting a warehouse badly usually starts with someone who can only read the second.
