How the land is chosen
Anyone can see where warehouses are being built. The hard part is knowing where companies actually need them, close to their customers, and that is what Vantrock has spent twenty years learning. Before it looks for land, the team does its homework on each location. Research partners and Vantrock’s own analysts measure, market by market, how much warehouse space companies are asking for and how much is already planned or under construction. The team then speaks to ten to fifteen of the more than 60 companies it has built for in the past, to hear directly whether they need space there, how much and by when. Vantrock commits only where that demand is clearly running ahead of supply. How it then takes the land depends on price. When land is a small part of the total cost of the finished warehouse, Vantrock can simply buy it. When land is expensive, buying it would eat into the returns, so Vantrock partners with the landowner or leases the land on a long term instead, with the owner keeping the title and earning rent while Vantrock builds and runs the warehouse. The location and the owner decide how the deal is shaped. Vantrock decides whether the deal is worth doing at all.
