Who We Are

What we are.

Vantrock is an independent real assets platform. Real assets only, and deliberately focused. We start where we know the ground: logistics, warehousing and industrial parks, across the full chain. First mile, last mile, city-centre, dark-store and self-storage formats, and logistics-anchored mixed-use developments with distribution below and office above. The rest of the platform follows in sequence, and only once each strategy has been delivered. Industrial plots, suburban campuses, GCC and back-office space in the vertical industries where our expertise transfers, strata offices, and in parallel, data centres and senior living. One platform, sequenced strategies, each of them deliberately focused.

Our occupiers want to sit near their demand: the city, the port, the corridor their customers are on. Land in those places has repriced several times over in a decade, and new supply has moved further out to find cheaper ground. We go the other way: 10 to 50 acre parcels in high-value locations, unlocked by structure rather than by cheque, with the occupier heard before the land is signed. The first building goes up before anyone commits to it. The rest of the park is built to suit.

Operator-led Platform

Most platforms in Indian real assets begin with the capital. A fund is raised, a mandate is written, and a development manager is contracted to build to it. Vantrock begins with the operators. The people who originate the land, build the asset and run it are the people who own the platform and answer for it, and their capital goes in first.

The word manager, in our strap and in our names, carries three jobs, and here they sit in one house. The development manager takes the land through approvals, design, construction and delivery. The asset manager leases it and runs it, and owns the occupier’s experience for the life of the building. The investment manager underwrites it, structures it and holds it to the discipline of an independent Investment Committee, and that job sits with Vantrock Investment Managers LLP. In many platforms these are three firms with three sets of incentives. Here they are three desks in one room, and the same balance sheet stands behind all of them.

Three sides of one business, in one house.

The land. Sourcing, approvals and construction, the steel and cement of actually building.
The market. Demand, supply, and the AI that reads them.
The capital. How real assets are structured, funded and turned into liquidity.

Most platforms are deep in one. This team has lived all three, and from that vantage the gap was unmissable. At Vantrock the whole chain sits in one platform, and the value it creates stays here. It does not leak across four sets of hands. The team has also carried assets from raw land all the way to public markets before, through hold, sale-and-leaseback, joint venture, portfolio sale, InvIT, REIT and listing.

Vantrock was founded by Anshul Singhal, Founder & CEO, who has built three institutional platforms from zero and is building the fourth on his own capital. Across his career that record runs to 52 million sq ft delivered (32 million as developer, 20 million as contractor), over 2,000 acres acquired and more than 200 buildings, two SEBI Category II funds run to a successful close, India’s first domestic warehousing AIF, and India’s largest industrial real estate exit. Delivered across the founder’s three prior platforms.

Why it matters — make it, move it, store it, sell it.

India warehouses at 2.7 sq ft per person; China at 8 (3×), Japan at 46 (17×), the United States at 54 (20×). Closing even part of that gap means building more this decade than India has in its history; most of it on its scarcest input: land. Square feet aren’t the point, though. The point is the economic activity that rises around what we build, and the wealth it creates for everyone building alongside us. That’s the land India’s next decade gets built on.
